Check-In: After 2 P.M. / Checkout: 10 A.M. No pro-rata refunds for late arrival or early departure. Check-In will be at the property.
Deposits & Payment: Your total reservation fees are provide on your invoice. The $200 Security Deposit must be paid in advance to reserve your vacation dates and is in addition to the total nightly rate, tax, and cleaning fees. It is used as our security deposit in the event of damages and is promptly returned after inspection of the house upon completion of your stay.
Payment in full is due in full 30 days before your scheduled arrival. Your deposit becomes non-refundable in the event you fail to cancel or modify your reservation 30 days before your scheduled arrival. Your deposit will be forfeited in the event your balance is not received 30 days before your scheduled arrival, and we have the right to rebook the cabin. Your reservation is non-cancelable and non-refundable if your reservation is made less than 30 days prior to your scheduled arrival and payment in full is required at the time of reservation.
No credits or refunds will be given in the event of power failure, interruption of TV service, appliance malfunction, bad weather or any other unforeseen circumstances beyond our control.
We accept Credit Cards via PayPal, personal checks (allow 21 days to clear), cashier's checks, money orders, traveler's checks or cash. Make checks payable and mail to: Kari Tanner, 8322 Webster Street, Omaha, NE 68114
Extra Persons: All accommodations are made for the maximum adult occupancies listed below. No extra adults are allowed (children are exceptions - please provide details: Bill & Ruby's - 6 Adults, Sunrise Acres - 4 Adults, Barb & Mel's - 4 Persons, Sparkling Waters - 6 Adults
We Do Not Furnish: Telephone service, internet service, wifi, beach towels, bath towels, laundry facilities, bath soap, shampoo, charcoal, childrens life jackets, maid service or room service. Garbage pickup is not provided. Neighborhood gas stations provide dumpsters for bagged garbage for a fee of $2.00-$2.50 per bag. The locations of these dumpsters are provided in the cabin for your reference.
We Do Not Allow: PETS - No pets are allowed on or in the selected property at any time.
Smoking is not permitted in the house at any time. You may smoke outside on our property but NOT IN THE HOUSE. Properly dispose of cigarette butts.
NO Fireworks of ANY KIND are allowed to be discharged on the property at any time. NO open fires/flames, tiki torches, or fire pits of any kind.
We Provide: A covered boat dock, charcoal grill, bath and kitchen HAND towels, hand and dishwashing soaps, starter supplies of paper towels, toilet paper, garbage bags, coffee filters. Kitchens are equipped with appliances as listed plus dishes, cookware, silverware, grill utensils.
Liability: We expect that all persons in your party will use good judgment. We will not be responsible for accidents caused by you or one of your guests at any time. By signing this agreement, you the signer agree to be responsible for the well being of ALL GUESTS in your party jointly and severally. YOU THE SIGNER will be solely responsible in the event of damage, destruction or missing items in or on the property either by you or ANY OF YOUR GUESTS. In the unlikely event of a lawsuit by us to recover for damaged or stolen property, bad checks, or any other unforeseeable loss, YOU THE SIGNER agree to pay all Attorney's fees, collection costs, and all court costs involved. The MANAGER reserves the right to enter the premises at any time. Violating this rental agreement may cause eviction from the property with no refund. You must be at least 25 years of age to sign this form.
Violations: Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: A. Occupancy exceeding the sleeping capacity stated on the reservation confirmation. B. Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age and illegal drugs. C. Causing damage to the premises rented or to any of the neighboring properties. D. Any other acts which interferes with neighbors' right to quiet enjoyment of their property. E.) Violation of our quiet time policy (10 PM to 8 AM Sunday - Thursday and 11 PM to 8 AM Friday - Saturday. We ask that outdoor noise and music, etc. be discontinued during quiet time. F) Accessing Owners Private Area marked "Private"
